  • Seven Mile Ranch is a four season destination residential resort community located in Bear Lake County Idaho, just south of St Charles City. A one of a kind lakefront luxury community with amenities such as interconnected waterways and beach access. Other incredible community offerings include clubhouse with onsite restaurants, indoor/outdoor pool, gym, more than 5 miles of walking/running trails, racquet club, pickleball, beach volleyball and even several parks spread throughout the community.

  • Seven Mile Ranch consists of 255 acres with 250 parcels, with 50% of the community being open space to provide a very open and airy community with lots of space to help you get out of the hustle and bustle of city life and aid in relaxation. Open spacing to include trails, walkways and waterways. Currently zoned for double the amount of parcels but the developer has cut it down to maintain the integrity and beauty of what Bear Lake is.

  • Seven Mile Ranch will include a community center that will be located on the east end of the community waterways and include: an indoor/outdoor heated pool, health and fitness center, indoor sports court, game room and outfitter rental services, property management office to take the hassle of short term rentals off your plate and restaurant. Room service is even available to order for a fee. Outdoor amenities include: large interconnected community waterways with put-in beaches for non-motorized water activities such as paddle boarding, kayaking and swimming, community parks and trail system (more than 5 miles of pedestrian/biking trails), music and event pavilion and guest parking.

  • Phase one will include 47 total lots. There will be a variety of Bear Lake frontage and interconnected water parcels for sale as well as everything in between.

  • Lots sizes will vary depending on location within the community, however they will range from approximately .23 acre to .50 acres for phase 1.

  • Yes, we have a select number of lakefront property as well as a number of property locations to fit all types of interests.

  • Construction must begin within 3 years of closing on the lot.

  • With the developer or custom home builder as soon as permitting and scheduling allows. Proposed time line would tentatively start the building process in end of July, beginning of August 2022.

  • Two years from beginning construction.

  • The developers at Seven Mile Ranch will offer 6 custom designed model homes with alternative configurations depending on lot size and will include various interior options. Lot owners may use third party architects and builders. They will be required to adhere to the CC&R’s and community design guidelines.

  • The developer will initially offer 6 different designs to choose from, with multiple exterior, interior, and appliance packages.

  • Nine months is the anticipated build time for the onsite builder.

  • With the developer or custom home builder as soon as permitting and scheduling allows. Proposed time line would tentatively start the building process in end of July/beginning of August 2022.

  • Seven Mile Ranch Bear Lake LLC.

  • Yes. Each builder and their designs must be approved by the Design and Review committee and must adhere to the Neighborhood guidelines and CC&R’s.

  • Lots will start from $299k and up depending on location in phase one. **Home build prices will start at an additional cost to be announced soon.

  • $10,000 amount will be taken in for reservations list at the designated title company and will be 100% refundable until phase one is released. Once released a REPC will be presented with 25% needed down for lot purchase or home build purchase. Our preferred lender will be FCBU (First Community Bank of Utah) This lender will be able to long term Rate locks and there all in one lot purchase with home build will lock the rate at closing, and will not change during construction or at the end of construction.

  • All Utilities will be stubbed to the property. This includes Water, Sewer, Electricity.

  • Yes. This will be provided to every Buyer as part of their Due Diligence.

  • There will be a Resort Fee estimated at between $285-$350 per month to maintain community resort amenities.

  • The resort will maintain all of the community spaces, i.e. open space, pool, community buildings, water way, trails, parks. Residents will be responsible for their own yard maintenance unless they purchase the premium/VIP/Platinum club memberships which will include landscape maintenance, snow removal, priority seating at the restaurant and more.

  • Yes, restrictions will be part of the overall design and review committees requirements.

  • In order to maintain the integrity of the beautiful Bear Lake landscape and the intended open space concepts fencing will not be permitted.

  • Taxes have not yet been assessed by the county.

  • Yes, paved year round access. The roads will also be maintained by the resort.

  • Yes. Snow removal for homes can be paid for with a separate fee included with the premium membership.

  • Yes, but limited space is available.

  • Ground breaking for the community center buildings this summer with a completion and grand opening goal of July 4th 2023.

  • Absolutely. All water-ways may be used by property owners in Seven Mile Ranch. No motorized water crafts will be allowed.

  • Each property owner will have full access to the beach.

  • At this time, community members will use the established Bear Lake launches.

  • It’s about a 12 minute drive from your favorite raspberry shake in Garden City Center, but no need to leave as there will be shakes onsite at one of the restaurants.
